Is the valuation really free?
Yes, and there is no obligation to instruct us afterwards. We would rather give you an honest figure and earn your business than win an instruction with a number we cannot achieve.
How do you decide what my property is worth?
We look at genuine comparable evidence, what similar properties in your area have actually let for recently, not what they were advertised at, then adjust for condition, floor, outside space, furnishing and how quickly you need it let.
How long does a valuation take?
Usually 20–30 minutes at the property. We will normally follow up in writing within one working day.
Should I redecorate before letting?
Sometimes, but not always. We will tell you which improvements will pay for themselves in extra rent or a faster let, and which ones will not. Often clean, neutral and working beats expensive.
