Most sales that fall through do so for reasons that were visible at the start: an over-optimistic asking price, a lease nobody checked, or nobody chasing the chain.

How we sell

  1. Realistic valuation. Based on what has actually sold nearby and completed, not what is sitting unsold on the portals.
  2. Preparation. Professional photography, video and a 360° tour. We will tell you the handful of things worth fixing first, and the ones that are not worth the money.
  3. Paperwork up front. For leasehold flats we gather the lease, service charge accounts and management pack early. This alone removes weeks of delay later.
  4. Qualified viewings. We check buyers are in a position to proceed before they walk through your home.
  5. Progression. Someone chases solicitors, surveyors and lenders weekly until you have completed.

Selling with a tenant in place

This changed significantly in 2026. Section 21 no longer exists, so you cannot simply give notice to gain vacant possession. Selling is a specific Section 8 ground, but it carries its own notice period and conditions, and cannot generally be used in the first twelve months of a tenancy. In many cases selling with the tenancy in place, to an investor buyer, is now the faster and cleaner route. We will talk you through both options honestly.

What it costs

Estate agency fees are typically a percentage of the sale price plus VAT, and you will also need a conveyancing solicitor and an EPC if you do not have a valid one. We confirm our fee in writing before you instruct us, with no tie-in periods buried in the small print.

Frequently asked questions

Can I sell my property while tenants are living in it?

Yes. You can either sell with the tenancy in place to an investor buyer, often the quickest route, or seek vacant possession using the Section 8 ground for selling, which has its own notice requirements and generally cannot be used during the first twelve months of a tenancy.

How long does it take to sell a flat in London?

Finding a buyer can take anywhere from a fortnight to a few months depending on price and condition. Once you accept an offer, expect a further eight to sixteen weeks to completion; leasehold usually sits at the longer end.

Do I need an EPC to sell?

Yes. You must have a valid Energy Performance Certificate before marketing. They last ten years, so you may already have one from when you bought or last let the property.
