Monthly statements, and we chase arrears the moment they appear rather than waiting for them to build.

Maintenance

A vetted network of plumbers, electricians, cleaners, decorators and handymen, with a 24-hour line for genuine emergencies.

Inspections

At agreed intervals, with a written report and photographs, so you can see the condition of your property without visiting.

Compliance tracking

Gas safety, EICR, EPC, alarms and licensing. We tell you before a certificate expires, not after.

Utilities & council tax

Transferred at every change of tenancy, so no bill lands with the wrong name on it.

Deposits & dilapidations

Handled at the end of the tenancy in line with ARLA guidance and the deposit scheme's adjudication rules.

What happens, step by step

From the first viewing to the renewal. This is the sequence every one of our managed tenancies follows.

  • Every viewing is accompanied and agreed with you in advance. Nobody walks round your property on their own.
  • Offers and developments are relayed to you the same day, not held back and bundled into a weekly update.
  • Since 1 May 2026 we cannot invite or accept an offer above the advertised rent, so the asking price is the ceiling. We will tell you if we think it is set too low before we market it.
  • On an acceptable offer, applicants are referenced and credit checked by an independent agency, with employment and previous-landlord checks.
  • Tenancy terms agreed with you, and the paperwork signed electronically so nobody waits on the post.
  • Rent paid by standing order, and the deposit registered with a government-approved scheme with the prescribed information served.
  • Inventory and schedule of condition prepared and checked by an independent company, at both check-in and check-out.
  • Utility suppliers and the council told about the new tenancy, with opening meter readings recorded.
  • We track the tenancy dates and start renewal or re-marketing in good time, rather than in the last fortnight.

Frequently asked questions

What happens if something breaks at 2am?

Managed tenants have a 24-hour emergency line. We triage the problem, authorise work up to an agreed limit without waking you, and report what happened the next working day. Anything above that limit we discuss with you first.

How quickly do you pass on the rent?

We reconcile rent as it arrives and pay out monthly with a written statement showing income, any deductions and the balance transferred.

Do you handle HMO licensing?

We can advise on whether your property needs a licence and help with the application. Requirements vary between London boroughs, so it is worth checking early, operating an unlicensed HMO carries serious penalties.

Can I switch to you from another agent mid-tenancy?

Yes, and it is usually straightforward. We collect the file, deposit registration, certificates and tenancy documents from the outgoing agent and introduce ourselves to your tenants. Check your existing agreement for any notice period.
