Our Fees
Every fee, published in full, as the law requires.
We publish our fees in full because we are required to, and because you should be able to see what something costs before you ask for it.
Landlord fees
Both figures below are a percentage of the rent, for the whole time your tenant stays in the property.

Nothing is arranged without a written figure first
If a job falls outside the fees on this page, we tell you what it will cost in writing and wait for you to agree before anything happens. No surprises on a statement.
Tenant fees
The schedule below applies to Assured Periodic Tenancies in England from 1 May 2026, in line with the Tenant Fees Act 2019 and the Renters' Rights Act 2025.
We cannot charge you for viewings, referencing or setting up a tenancy, and we do not. The payments below are the only ones permitted.

Covers damages or defaults on the part of the tenant during the tenancy, and is protected in a government-authorised tenancy deposit scheme. Properties with an annual rent of more than £100,000 are not covered by the Tenant Fees Act. |
| Rent | As advertised | The rent payable must not be more than the advertised amount. The rent period must be either one calendar month, or a shorter period of up to 28 days. A tenant can end a tenancy by giving two months' notice in writing, and the end date must align with the end of a rent period. |

If the loss results in locks needing to be changed, or replacement security devices being issued, the tenant will be charged the reasonable cost of a locksmith or security engineer, a new lock, and replacement keys or devices for all relevant parties. |

Landlord's reasonable costs | If the tenant wishes to end the tenancy early, including where less than the required notice period is given, they will be liable for the landlord's reasonable costs. Under an Assured Periodic Tenancy the landlord can charge a fee if the tenant does not give the correct amount of notice, which is usually two months. The landlord can charge up to the amount of rent they would have received had the correct notice been given. |

What the Renters' Rights Act changed
Rental bidding is prohibited. The advertised rent is the rent. We cannot invite, encourage or accept an offer above it.
Rent in advance is capped at one month on tenancies entered into on or after 1 May 2026.
All tenancies are periodic. There are no fixed terms, and you can leave at any point by giving two months' notice in writing, ending at the end of a rent period.
Client money protection and redress
Money we hold on your behalf is covered by the Propertymark Client Money Protection scheme, and tenant deposits are registered with the Deposit Protection Service. We are members of ARLA Propertymark and registered with The Property Ombudsman for independent redress.
