The law changed on 1 May 2026. Letting agents and landlords must advertise a fixed rent and cannot invite, encourage or accept offers above it. So you never need to bid against anyone here. You may offer the advertised rent, or make a lower offer if you wish, and the landlord will consider it alongside everything else in your application.
